Harlow House Extension

Mrs Lukas had purchased a dilapidated semi detached house, which was lying empty and would not sell. Thankfully the house had a large piece of adjacent land which was approximately 15m wide, and had once been used as a builders yard.

Realising the potential offered by the plot we created a scheme with our in-house architectural designer and applied to the local authority planning department for permission for our proposed scheme.

The scheme required Extra Room to almost completely demolish the existing 3 bedroom house. The new property would be reconfigured to a five bedroom affordable family home and the previously derelict builders yard would feature two new houses designed to match the style of the original 1930’s house and also the surrounding houses in the street. Both of the new houses would be four bedroom family homes.

The entire project took just 5 months from inception to the completed properties being passed by building control – as all of the houses were classified as new build the whole project was monitored by a guarantee company called Premier Guarantee so that the completed houses could all be issued with a 110 year structural guarantee.

Contemporary Style

The interior of the houses were all finished to clean contemporary style with white walls and wood work which complemented the solid Oak floors, and natural coloured carpeting. Modern kitchens and bathrooms add to the decoration to provide a stylish look.

Mrs Lukas was successful in selling all three Harlow properties very swiftly, and is now looking for another potential investment property with our team providing feasibility reporting...
