Essex House Extension

This substantial build project presented some unique challenges for one of our regular property developer clients. As part of our working relationship we often undertake feasibility reporting and provide advice as to the suitability for investment. As part of this process we view the property, review the price and create a detailed cost breakdown for design and build works.

As with a large number of our projects our in-house architectural designer creates a scheme and 3d sketches which are shown to local estate agents who provide an estimated resale price – this enables us to provide a projected return on investment.

Child Friendly Space

One of the unique challenges we faced with this build was that the original property, a detached two bedroom bungalow, had a main river running through the rear garden, which as a result was deemed unusable. To overcome the issues caused by the presence of the river Extra Room designed this Essex House Extension to feature a layered decking area in which bridged the entire river creating a fantastic child friendly space.

The approved scheme resulted in the re-development of the original property into a huge 3000sqft luxury four bedroom home with an integral garage. This now perfect family home was quickly sold and the potentially problematic presence of the river was overcome with a solution that added value to the property...

Expert Tip - Bridging a River

The presence of a river can cause complications with desired building work, if you need to bridge a river within your property you must always liaise with the local river authority who are very helpful and will advice you the correct procedure to follow.
