Extra Room have the ability to offer you a full design and build service for your project - this complete service starts with our first visit to your home where we will discuss your requirements, offer advice and provide an honest explanation of the design and planning issues which you might face if you choose to begin your project. Your budget expectations will be discussed at this initial visit and while we may be able to provide guidance as to whether these are realistic it is unlikely that we will provide a quotation at this early stage.

Double Your House For Half The Price

Whatever your needs, a rear single extension, double side extension, loft conversion or even a specialist garden room to create a home office or Gym – creation of the perfect living space requires a huge amount of information. Our in-house architectural designer will create all of the required designs and plans, and because we’re responsible for not only the design but also the build there will be no hiding behind the supposed failings of an architect!

Many people have seen the latest Sarah Beeny TV series where help is provided to home-owners in doubling the size of a house for half the price, this is a very true reflection of exactly what can be achieved with careful planning but the most common pitfall home owners face is the inevitable overspend when provisional sums and realistic estimates are not part of the project planning – something we are perfectly placed to help you avoid. With Extra Room you can avoid the cost of moving house which can often be more expensive than developing your own home not to mention a lot more stressful.

Once we have established the area that you would like to develop, our in house Architectural Designer can create a set of plans giving you several options to choose from and we can supply you with an artist’s impression showing you the results that you can expect from the project and the change to your home. The interior floor plan can have furniture drawn in to scale to show you different ways that your new space can individually work for your own personal taste. We have many projects that demonstrate how our unique design and build service can transform your home.

When you are completely satisfied, we will submit your plans into the local authority for planning permission. This may only need permitted development planning and can be answered in a few days or if full planning is required, we would also submit an access statement to help your case with the Planning Department along with a street scene photo and a 3d perspective sketch. All of these services will help you to obtain planning permission.

Do You Already Have Planning Permission?

If you already have plans and planning permission, we can then go through these with you to check that you are completely happy with your project. If there are any adaptations or alterations, these can be taken care of and we will then present you with a full break down of costs for your project.

We also carry out larger developments where we can transform your property from a small two bedroom detached bungalow to a large family home. The project below is such a case, where the client had purchased a small detached bungalow and decided that they would extend with a loft extension and a side extension. After our meeting and using our design and build service we really did double their house for half the cost and they have achieved a huge family home.

Our Architectural Designer

We have worked together with our Architectural Designer, Mikko Laukkanen, as our partner practice over the course of many projects and years. Mr. Laukkanen has been instrumental in ensuring our clients exceed their expectations and not their budgets, while achieving the greatest value for their home with beautiful and highly functional designs. His professional experience over 20 years also includes education at the top Universities, training with the most renowned Architects and award-winning Practices, and obtaining his Architect's License in the US. The practice's focus upon the residential sector spans the spectrums from small house extensions and renovations to bespoke luxury houses through to mixed-use residential development of new-build homes, and contemporary and modern design through to traditional and historic work.

This is exactly what it means; our staff are the only people who are involved in your project. Extra Room Ltd does not sub-contract your project out to other contractors.

All operatives are employed by Extra Room Ltd we are always contactable by phone and email to deal with any queries or questions that may arise. All of our operatives have an Extra Room Ltd uniform and identification badge so that they are instantly recognisable.

Site Rules

We have very strict guide lines for all projects, all staff must wear the Extra Room Ltd uniform and personal protection whilst at work i.e. boots, high visibility jackets and safety helmets where necessary.

There is a no smoking policy at work and where possible we will provide a discrete portable toilet facility so that your home stays your home with no intrusion. No radios are to be played on your project. We understand that whilst your project is being completed this should not intrude upon your neighbours who are already being submitted to the noise of building works.

Management

Extra Room Ltd provides a full time Project Manager who will be involved from the very start of the project until completion, he will provide all certificates and completion certificates which will then be held in a project file and presented to you at the end. They will also ensure that all site rules are followed and report directly to the Director of the company.

Unrivalled Guarantee

All structural works come with a 10 year no quibble guarantee, of which upon completion of your project you will receive a certificate of guarantee. All other works i.e. plumbing and electrics will come with a standard 2 year guarantee.

No Hidden Costs

Once we have surveyed your project, a quotation with a complete breakdown of costs will be presented to you. This break down will be individually priced so that you can clearly see where your budget will be spent and if at any time you would like to remove an item you will instantly know what the saving will be.

In the event that you decide that you would like to add additional works, these additions will be separately quoted and an instruction sheet issued that yourself and the Project Manager will both sign so that there is no hidden costs and you are in control of your budget at all times.

Peace of Mind

Before any works commence, Extra Room Ltd will provide you with a break down sheet of all the works to be completed within your project. This includes an empty box at the end of the description, yourself and the Project Manager will go through this sheet and check that you are completely satisfied with the completed works and then tick the box together. At this point you will only have ever paid for works that are fully completed and you will not be asked to pay any monies upfront or before the works are complete.
